Job summary

Rose Associates in Jersey City is seeking an Assistant Resident Manager to oversee daily operations of a residential community, supervise the building services team, ensure staff excellence, resident satisfaction, and financial success.

You will collaborate with the Resident Manager, coordinate with vendors and unions, and help maintain safety standards while delivering exceptional service to residents. This role requires hands-on leadership and strong communication in a dynamic urban setting.

Qualifications

• Minimum of 5 years of experience in residential building maintenance or equivalent.
• Active contribution to sustainable energy practices and grid-interactive maintenance.
• Knowledge of building mechanical systems: plumbing, electrical, carpentry, waterproofing, HVAC.
• Excellent verbal and written communication skills.
• Required licenses and certificates: Certificate of fitness S12, S-13, S-95, P-99, EPA 608 Universal.
• Must be on-call 24 hours and respond to emergencies.
• Experience with unions (32BJ) preferred.
• Proficiency with property management software, including Microsoft Office and Yardi.

Responsibilities

• Actively assist in managing day-to-day property operations and maintenance; promptly address tenant and client concerns.
• Support timely maintenance of building operations; coordinate preventive maintenance and optimize asset performance.
• Oversee maintenance and repair activities; collaborate with external contractors and vendors.
• Contribute to negotiating service contracts; ensure suppliers meet contractual obligations (HVAC, cleaning, landscaping).
• Assist in developing and managing the building maintenance budget; review variances and control expenditures.
• Respond to building emergencies; supervise construction projects and enforce safety protocols.
• Conduct safety inspections and provide necessary training for a safe work environment.
• Participate in recruiting, hiring, training, and evaluating building staff; foster a productive workplace.
• Collaborate with unions and union representatives.
