American Homes 4 Rent, L.P. is seeking a Resident Maintenance Specialist to oversee maintenance work across a portfolio, ensuring timely completion and quality. You will coordinate with supervisors and vendors to address service requests while controlling costs and preserving assets.

The role emphasizes communication, problem solving, and collaboration with cross-functional teams to meet service metrics and deliver a positive resident experience.

Qualifications

• High School Diploma or GED required.
• At least 1 year of experience in construction/maintenance or related field.
• Basic knowledge of single-family home systems and components (appliances, HVAC).
• Bilingual English/Spanish preferred (verbal and written).
• Proficient in Microsoft Office and PC skills.
• Experience with Customer Service Software, VOIP, CRM.

Responsibilities

• Oversee a portfolio of maintenance work from start to completion.
• Some work orders may be complex and require problem solving.
• Assist in Capital Improvement Projects and vendor management.
• Collaborate with supervisors and schedulers to meet service metrics.
• Receive, review and document maintenance requests in company systems.
• Assign work orders to internal or external resources per guidelines.
• Approve vendor bids and manage change orders.
• Provide leadership recommendations on vendor utilization and pricing.
• Diagnose maintenance problems and determine cost-effective solutions.
• Dispatch clear instructions to vendors for timely resolution.
