Job summary

AMH is seeking a Resident Maintenance Specialist to oversee maintenance requests and ensure timely, cost-conscious repairs across our portfolio. You will balance tenant service with asset preservation and work with supervisors and vendors to meet performance targets.

The role requires strong communication, basic construction know-how, and the ability to handle weekend/evening shifts as needed. Prior experience in property management or maintenance helps you excel in this hands-on position.

Qualifications

• High School Diploma or GED required.
• Minimum one year of experience in construction/maintenance, property management, logistics scheduling/dispatching preferred.
• Bilingual English/Spanish verbal and written skills preferred.
• Intermediate knowledge and experience in Microsoft Office and PC skills.
• Experience with Customer Service Software, VOIP, CRM, InContact, Balto.
• Excellent verbal and written communication, problem-solving, time management and conflict resolution skills.
• Flexibility to work weekends and evenings if assigned.

Responsibilities

• Oversee a portfolio of maintenance work from initiation to completion.
• Assist in managing Capital Improvement Projects and vendors.
• Collaborate with supervision and field staff to meet service order metrics.
• Receive, review, and document maintenance requests in company systems.
• Assign work orders to internal or external resources per guidelines.
• Approve vendor bids and manage change orders when needed.
• Diagnose maintenance problems and determine cost-effective solutions.
• Dispatch clear instructions to vendors for resolution of issues.
