Qualifications

  • Bachelor’s degree and/or 3–5 years of experience in property management or student housing operations.
  • Experience with Entrata required.
  • Excellent written and verbal communication skills with a strong focus on customer service and collaboration.
  • Ability to manage multiple priorities and deadlines in a fast-paced, dynamic environment.
  • Proven ability to work cross-functionally with on-site teams, centralized services, and ownership groups.
  • Proven customer service proficiency, ensuring resident satisfaction while enforcing financial policies, resolving disputes, and managing collections with professionalism and compliance.
  • Understanding of company policies, property lease contracts, and state and local laws regarding delinquency and eviction processes.
  • Ability to manage resident account reconciliation, collections, delinquencies, evictions, and security deposit processes.
  • Ability to prepare and analyze reports on asset performance, occupancy, collections, and financial health

Responsibilities

  • Serve as the primary point of contact for assigned properties, ownership groups, and internal stakeholders.
  • Build and maintain relationships with General Managers, Regional Leadership, and Support Teams.
  • Partner with on-site operations to support asset performance and achieve goals.
  • Help implement and improve systems, procedures, and standards to enhance operational efficiency and reduce expenses.
  • Communicate with clients and internal teams regarding property performance, occupancy, and revenue.
  • Oversee daily financial activities, including rent posting, collections, and resident account reconciliation.
  • Ensure revenue is accurately recorded and received while maintaining accuracy and compliance.
  • Oversee collections and maintain delinquencies below 1% of total income.
  • Maintain accurate resident ledgers and financial transactions in Entrata.
  • Monitor delinquency and manage the full eviction process for current and former residents.
  • Oversee the FMO process and security-deposit assessment and application in Entrata.
  • Maintain accurate lease, resident, financial data, notes, and documentation in Entrata.
  • Collaborate with Leasing, Operations, and Maintenance teams to resolve discrepancies and streamline workflows.
  • Assist with audits, acquisitions, and property transitions.
  • Identify and implement process improvements for centralized services.
  • Provide first-class service to residents, prospects, parents, and community partners.
  • Resolve escalated resident or parent account concerns professionally and empathetically.
  • Prepare and present reports on asset performance, occupancy, collections, and financial health.
  • Analyze monthly reporting, track trends, and recommend portfolio-performance improvements.
  • Provide data-driven recommendations to improve revenue, efficiency, and resident satisfaction
