Job summary

A&D Mortgage LLC in Troy, MI is seeking an REO Specialist to manage Real Estate Owned properties from acquisition through sale. You will verify titles, monitor occupancy and evictions, and coordinate closings while protecting asset value and maximizing net recovery.

The role involves analyzing BPOs, CMAs, and repair estimates, overseeing listing agents, and reconciling REO expenses. Office-based, full-time.

Qualifications

• 2–4 years REO, default servicing, foreclosure, asset management, or related real estate experience.
• Experience reviewing BPOs, CMAs, appraisals, and repair bids.
• Experience managing listing agents, preservation vendors, and contractors.
• Familiarity with eviction processes, PTFA, and Cash for Keys programs.

Responsibilities

• REO Acquisition and Onboarding: set up new properties in REO reports and verify title vesting.
• Occupancy, Eviction, and Cash for Keys: monitor occupancy and support evictions per compliance.
• Property Security and Preservation: inspect, secure, and maintain vacant properties.
• Compliance Review and Title Clearance: resolve liens, permits, HOA issues, title defects.
• Valuation and Disposition Strategy: analyze BPO/CMA and set price strategy.
• Listing and Marketing Oversight: verify readiness and monitor agent activity.
• Offer Evaluation and Contract Management: evaluate offers and manage approvals.
• Closing Coordination: manage closing from contract to funding and wire protocols.
• Post-Closing and Reconciliation: reconcile assets and maintain complete files.
