Job summary

Five Below is seeking a Real Estate Analyst to drive strategic market plans and site selection for a rapidly expanding footprint. You will partner with local brokers, asset managers, and cross-functional teams to enable successful store openings and expansions.

You will analyze traffic, demographics, and market shifts, while managing LOIs, leases, and committee submissions. Frequent travel and a collaborative, fast-paced environment are required.

Qualifications

• Bachelor’s or Master’s in Business Administration or real estate/finance related concentration preferred.
• 3+ years of experience in retail real estate field is required.
• 1+ years experience in market planning, site selection & deal negotiation.
• Experience managing third party service providers including brokers and outside legal counsel.
• Superior communication, presentation, analytical, and problem-solving skills.
• Strong negotiation and transaction management skills.
• Ability to work in an ambiguous environment, identify and solve problems, and manage change.
• Ability to recall information easily; self-motivated with attention to detail and deadlines.
• Strong understanding of real estate practices and related legal principles.
• Must be able to travel frequently.

Responsibilities

• Execute comprehensive and strategic real estate market plans for assigned territory.
• Collaborate with local broker teams and analytics/real estate managers to develop market plans.
• Work with construction, design, facilities, finance and asset management to ensure store launches.
• Manage site selection of new stores and repositioning with oversight.
• Coordinate with brokers to maintain standards for growth plans.
• Conduct field tours with stakeholders of potential and existing locations.
• Assist with lease negotiations and LOI preparation for REC presentations.
• Present site packages at monthly Real Estate Committee meetings.
• Travel within territory to understand retail trade areas and demographics.
