Job summary

Five Below in Arizona seeks a results-oriented Real Estate professional to lead market plans, site selection, and store expansions for a rapidly growing portfolio. You will partner with brokers, legal teams, and internal stakeholders to execute LOI’s and leases.

The role requires strong negotiation, travel, and strategic thinking to drive aggressive growth while maintaining financial and legal standards across the lifecycle from site identification to store launch and repositioning.

Qualifications

• 3+ years of experience in retail real estate field.
• 1+ years previous experience in market planning, site selection & deal negotiation.
• Experience managing third party service providers, including local market brokers and outside legal counsel.
• Superior communication, presentation, analytical, and problem-solving skills.
• Must be able to travel frequently.

Responsibilities

• Execute a comprehensive and strategic real estate market plan for the assigned territory.
• Collaborate with brokers, analytics managers, and internal teams to develop and execute the market plan.
• Coordinate store launches from site identification through opening and lifecycle.
• Lead site selection for new locations and repositioning opportunities.
• Manage local broker teams to meet growth targets.
• Conduct field tours with stakeholders of locations.
• Work with legal counsel on lease negotiations.
• Manage LOI and lease pipelines to support growth.
• Prepare LOIs, site packages, and financial reports for REC meetings.
• Present site packages at REC meetings.
• Travel frequently within the territory to understand market dynamics.
