ERM is hiring Title Agents for a remote, 12-month role (40 hours/week) in the Central/Eastern Time Zones to support electric transmission and distribution projects. You will conduct public records research, review title documents, and prepare defensible title summaries for acquisition, permitting, and project decisions.

The position requires 2+ years in real estate title work, strong attention to detail, and proficiency with title research tools.

Qualifications

• Bachelor’s degree preferred; high school diploma required.
• Minimum of 2 years experience in real estate title searches, abstracting, title examination support, or comparable due diligence work.
• Minimum of 1 year supporting linear infrastructure projects preferred.
• Experience researching titles across the South and southeastern United States (Virginia, NC, SC, GA preferred).
• Proficiency with Microsoft Office, PDF tools, GIS viewers, title research platforms, and electronic document management systems.

Responsabilités

• Conduct title searches for residential, commercial, utility, infrastructure, and right-of-way projects using public records resources.
• Search and historical reporting for up to 100 years.
• Research complex ownership situations, including estates, trusts, LLCs, and name changes.
• Document chain of title, current ownership, vesting, tax information, mortgages, liens, judgments, and encumbrances.
• Review and interpret legal descriptions, parcels, and tax maps to confirm boundaries and ownership history.
• Prepare title search reports, ownership summaries, and document lists for various stakeholders.
• Identify potential title issues and risks affecting acquisition, permitting, or development.
• Coordinate with offices, title companies, and internal teams to obtain records.
