Job summary

ERM is seeking a Title Agent to perform public records research, analyze ownership and encumbrance information, and prepare clear title summaries. This full-time, 12-month limited-term role supports electric transmission and distribution projects from a remote location in Central/Eastern Time Zones.

The role requires 2+ years of title search experience, strong attention to detail, and proficiency with office, PDF, GIS tools, and title platforms.

Qualifications

• Minimum of 2 years of experience conducting real estate title searches or related due diligence.
• Experience with estates, adverse ownership, or chain of title review is preferred.
• Ability to read and summarize deeds, mortgages, and easements.

Responsibilities

• Conduct title searches for various property types using public records.
• Research historical title data, sometimes up to 100 years.
• Document chain of title, ownership history, and encumbrances.
• Prepare and deliver client-ready title reports and summaries.
• Identify title risks affecting acquisitions or development.
• Coordinate with record offices and title companies to obtain records.
• Maintain organized research records and QA/QC standards.
