Job summary

Coates Field Service, Inc. seeks an experienced Title Agent to perform title research for an electric transmission project across upstate New York. The role requires work with online and in-person county clerk records, Metes and bounds plotting, and compiling abstracts of title.

The candidate will travel within New York, utilize digital workflows, and support ROW acquisitions. Per Diem is available; remote work is permitted for eligible tasks.

Qualifications

• Knowledge of land and right of way easement documentation.
• Detailed knowledge of researching courthouse records online and in county clerk's offices.
• Ability to compile and prepare chains of title; summarize matters and instruments of record.
• Analysis of title data and reports.
• Interpret deeds, leases, court actions, probates, and other documents affecting ownership.
• Proficiency in Excel Project or similar software for project reporting.
• Plot metes and bounds; read various maps (electronic and paper).
• Familiarity with industry software for deed drawing/plotting and document management.

Responsibilities

• Determine current ownership and legal description from county records for project.
• Search property records for conveyances, liens, and other instruments.
• Plot legal descriptions and prepare abstracts of title from patent to date.
• Identify title defects and report to Title Supervisor.
• Prepare runsheets showing title and encumbrances.
• Obtain and review title information; verify accuracy of descriptions against maps.
