Job summary

ERM is seeking Title Searchers/Agents located in Richmond, VA; Raleigh, NC; and Charlotte, NC to support electric transmission and distribution projects. The role involves conducting public records research, reviewing title documents, and preparing defensible title summaries for acquisition and permitting decisions.

The position is full-time (40 hours/week), limited-term for 12 months, with potential extension, and requires strong attention to detail and independent work.

Qualifications

• Bachelor’s Degree preferred; high school diploma required.
• Minimum of 2 years of experience conducting real estate title searches or related due diligence work.
• Experience supporting linear infrastructure projects is preferred.
• Working knowledge of real estate records, county recording systems, tax records, legal descriptions, and parcel IDs.
• Ability to read, interpret, and summarize deeds, mortgages, liens, easements, and other instruments.
• Strong attention to detail, organization, and ability to manage multiple parcel assignments.

Responsibilities

• Conduct title searches for residential, commercial, utility, infrastructure, and right‑of‑way projects using public records and GIS resources.
• Research and document chain of title, ownership, vesting, tax information, mortgages, liens, judgments, and other instruments.
• Review legal descriptions and parcel data to confirm boundaries and ownership history.
• Prepare title search reports, ownership summaries, and supporting materials for reviewers and clients.
• Identify title issues or risks impacting acquisition, permitting, or development.
• Coordinate with county offices, title companies, law firms, and internal teams to obtain records.
• Maintain organized records of research and deliverables per project requirements.
• Support special assignments including historical title research and multi-county work.
