Qualifications

• 5+ years of construction estimating or preconstruction experience.
• Experience with a commercial or multifamily general contractor, including Senior Estimator or Preconstruction Manager responsibilities.
• Experience supporting commercial construction projects valued at approximately $20M or greater.
• Background in commercial construction, multifamily housing, student housing, mixed-use developments, or other large-scale building construction.
• Demonstrated experience managing subcontractor bidding, bid leveling, scope review, subcontractor procurement, and project buyout.
• Knowledge of civil construction, sitework, earthwork, underground utilities, and MEP subcontractor scopes.
• Previous experience leading or overseeing construction estimating personnel.
• Ability to travel for onboarding, training, and periodic project site visits.

Responsibilities

• Lead construction estimating and preconstruction activities across multiple projects valued at approximately $20M or greater.
• Develop subcontractor bid packages, manage bid solicitations, evaluate proposals, perform bid leveling, and coordinate subcontractor selection and buyout.
• Prepare and review conceptual estimates, detailed cost estimates, construction budgets, and project pricing.
• Evaluate subcontractor scope coverage, identify scope gaps, and review exclusions, qualifications, and pricing discrepancies.
• Estimate and coordinate civil construction, site development, sitework, earthwork, underground utilities, mechanical, electrical, plumbing (MEP), and other subcontracted scopes.
• Manage preconstruction procurement, subcontractor negotiations, and project buyout activities before construction turnover.
• Review construction drawings, specifications, design documents, and subcontractor proposals to support accurate estimating and scope evaluation.
• Lead, mentor, and oversee estimating team members and coordinate estimating deliverables.
• Collaborate with design, engineering, construction management, operations, business development, and logistics teams throughout preconstruction.
• Participate in project kickoff meetings, subcontractor coordination meetings, site walks, and project handoffs.
• Support preconstruction planning and estimating coordination for projects incorporating modular construction methods.
