Job summary

Green Ocean Property Management is seeking an experienced Remote Maintenance Manager to lead day-to-day maintenance across our residential and HOA/condo portfolio. You will ensure timely handling of requests, manage vendors, control costs, and keep residents, owners, and property managers updated.

The role requires people leadership, problem-solving, building scalable systems, and keeping a high volume of work orders moving with attention to detail. Primary hours align with US Eastern Time.

Qualifications

• 3–5 years in property maintenance or facilities management.
• 1–2 years in leadership or team management.
• Experience managing a high volume of maintenance requests/work orders.
• Strong written and spoken English.

Responsibilities

• Manage the daily maintenance workflow from request through completion.
• Review, assign, prioritize, and follow up on maintenance work orders.
• Lead and support remote Maintenance Coordinators.
• Coordinate with technicians, contractors, vendors, property managers, tenants, owners, and HOA teams.
• Handle escalated or complex maintenance concerns.
• Review maintenance requests and determine next steps before sending a vendor.
• Monitor emergency and urgent maintenance issues.
• Ensure vendors respond and complete work within timelines.
• Review vendor quotes, estimates, invoices, and scopes of work.
• Track vendor performance and costs.
• Maintain maintenance records and documentation.
• Provide residents and internal teams with regular updates.
• Identify repeat problems and propose long-term solutions.
• Create and improve maintenance SOPs, workflows, and escalation procedures.
• Track KPIs such as open work orders and aging tickets.
