Job summary

Indigo Real Estate Services seeks a Compliance Analyst to ensure regulatory compliance across its affordable housing portfolio. You will review resident and applicant certifications under LIHTC (Section 42) and HUD Project-Based Section 8, monitoring rent and income limits and maintaining audit readiness.

You will collaborate with onsite teams remotely, update policies as regulations change, and document compliance activities using Yardi Voyager and related systems.

Qualifications

• Minimum 2 years of experience in affordable housing compliance or a related field.
• LIHTC experience required.
• In-depth knowledge of LIHTC (Section 42) and HUD Project-Based Section 8 regulations, including income qualification, rent limits, and annual recertification requirements.
• Familiarity with Fair Housing laws, EIV, TRACS, HAP contracts, and Utility Allowance calculations.
• Proficiency in Yardi Voyager or comparable property management software.
• Exceptional attention to detail and organizational skills.
• Strong written and verbal communication skills.
• Ability to work independently in a home office environment while maintaining team collaboration.

Responsibilities

• Review, process, and maintain audit-ready resident and applicant files for LIHTC and Section 8 certifications.
• Stay current on LIHTC and HUD regulation changes and update policies accordingly.
• Communicate with onsite property management teams to provide guidance and ensure compliance.
• Conduct onsite compliance file reviews and quality control audits; coordinate with third-party agencies on audit findings.
• Calculate, monitor, and implement income and rent limits; ensure HAP contracts and Utility Allowance adjustments align with regulations.
• Prepare and submit monthly compliance reports and data entry into compliance management and property management systems (Yardi Voyager).
• Ensure all practices comply with Fair Housing laws.
• Provide training and guidance to onsite staff on compliance procedures and regulatory updates.
• Other compliance tasks as directed by the Compliance Director/Manager.
