SelectLeaders LLC client is seeking a Land Development Manager to join the Georgia, South Carolina and North Carolina regional team, reporting to the Vice President, Real Estate Operations, assisting with Wilmington and surrounding market land development projects.

The role includes owner’s representative duties overseeing site-work and amenity construction, coordinating with professional consultants and land development contractors, and daily communication with cross-functional teams.

Qualifications

• Bachelor’s degree preferably in civil engineering, building construction, construction management or equivalent experience.
• 2–3 years managing land development projects for communities of 500–1400 units with amenities.
• Experience in engineering, sitework construction, or homebuilder land development.
• Strong knowledge of site design, grading, drainage, stormwater, and utility design.
• Experience navigating permitting process with municipalities, counties, and agencies.
• Organized and detail oriented. Able to successfully multitask.
• Must have strong Excel skills and proficiency in MS Project, Word and Outlook.
• Ability to effectively draft presentations, articles, routine reports, proposals, and correspondence.
• Excellent project management, communication (written and verbal), and leadership skills.
• Demonstrated success in managing multiple tasks on time and meeting or exceeding quality standards, in fast-paced environments.
• Valid driver license and automobile required for site visits and attending meetings at various locations.
• Travel as necessary to events, meetings, partner and builder businesses, local and state government offices or to attend corporate or other meetings.

Responsabilités

• Oversee field operations related to land development including erosion control, grading, utilities, paving, sidewalks, landscaping, amenities, and compliance letters.
• Lead and manage Charleston development projects and expansion in surrounding markets, from permit to completion.
• Ensure timely delivery through construction schedules, budgets, environmental studies, engineering plans and permit compliance.
• Establish relationships with public officials to obtain entitlements and permits.
• Coordinate engineers, architects, and consultants to ensure success.
• Coordinate workflow of field operations including inspections and lot/amenity construction.
• Assist in development budgets and value engineering during entitlement process.
• Oversee permit approvals through construction, final certification and turnover.
• Coordinate general contractors, surveyors and material testing personnel on site work.
• Perform preliminary cut and fill analysis and quantity takeoffs.
• Manage construction contracts and review engineering plans.
• Prepare and review engineering reports, plans, and specifications.
• Plan, schedule, budget, and cost analysis for projects.
• Coordinate power, gas, telecom and other utility activities; negotiate extension agreements.
