Job summary

Sanford Barrows Group in Florida seeks a Commercial Property Portfolio Manager with retail property experience. This is a remote role with preference for Central Florida residents; expect about 25% travel to oversee properties across the Southeast.

You will manage daily property operations, tenant relations, vendor coordination, and maintenance, while evaluating financial performance to meet budgets and CAM reconciliations.

Qualifications

• 5–7 years of progressive experience in commercial property management; must have experience managing retail properties.
• Knowledge of HVAC, electrical, plumbing, life-safety and building systems.
• Understanding of commercial leases, particularly NNN leases, CAM calculations, and capital expenditures.
• Strong tenant relations and vendor management skills.
• Proficiency in Yardi and data analysis with Excel.
• Willingness to travel 25% of the time.
• Bachelor's degree preferred.

Responsibilities

• Oversee and manage the daily operations of all assigned commercial properties, ensuring they function efficiently and effectively.
• Act as the primary point of contact and liaison for all tenants, vendors, and contractors, fostering positive relationships and open lines of communication.
• Coordinate repairs, preventative maintenance, and property improvements, ensuring adherence to safety and quality standards.
• Develop and maintain vendor relationships, including service agreements, bidding processes, and project coordination.
• Monitor rent collections and assist in managing outstanding tenant balances through effective communication.
• Support the preparation and management of annual budgets, CAM reconciliations, operating expense evaluations, and variance reporting.
• Conduct regular property inspections to assess condition, compliance, and maintenance needs.
• Respond promptly to property emergencies and operational issues with strategic resolutions.
• Identify opportunities to enhance property performance and optimize service delivery across the portfolio.
