Job summary

City of New York’s Real Estate Services (RES) division seeks a detail-oriented Commercial Real Estate Appraiser to support the valuation of City-owned and occupied properties. The role involves preparing USPAP-compliant appraisal reports, analyzing market conditions, and coordinating with architects, brokers, and city agencies.

The candidate will perform complex appraisals of multifamily, commercial, and industrial properties, and may supervise junior staff.

Qualifications

• Bachelor’s degree and 2 years of full-time appraisal experience required.
• Associate degree with 4 years of appraisal experience required; two years in appraisal reporting preferred.
• Six years of appraisal experience with a high school diploma considered.
• Education/experience equivalent to the above may be accepted.

Responsibilities

• Research and analyze data regarding real property transactions.
• Prepare appraisal reports and market rental analyses per USPAP.
• Perform feasibility studies for highest and best use.
• Conduct site visits to collect market data and photograph properties.
• Interface with property owners, brokers, lenders, and authorities.
• Supervise or guide junior appraisers and vendors.
