Job summary

JLL is seeking a Construction Project Manager to independently run small to mid-size capital and tenant improvement projects. You will lead scope, schedule, budget, and quality from initiation through closeout, while supporting larger regional initiatives alongside Senior PMs.

You will build strong client relationships, present progress, and ensure adherence to JLL standards. Travel up to 25% is required; on-site in Des Moines and surrounding regions.

Qualifications

• Bachelor’s degree in Construction Management, Architecture, Engineering, Real Estate, Business, or a related field preferred.
• 3–5 years of progressive experience in project management/construction management.
• Proven track record delivering small-to-medium projects ($250K–$1M).
• Strong financial acumen including budget development, cost tracking, forecasting, and variance analysis.
• Excellent written and verbal communication; ability to present to clients and executives.
• Proficiency in MS Project, Smartsheet, Procore, and MS Office Suite.
• Willingness to travel up to 25% within the account portfolio.

Responsibilities

• Lead small to medium-scale projects ($250K–$1M) from initiation to closeout.
• Develop charters, schedules, and work breakdown structures; monitor critical path.
• Procure and manage general contractors, subcontractors, and vendors.
• Chair project meetings; manage change orders and stakeholder communications.
• Manage budgets with real-time cost monitoring; produce monthly financial reports.
• Serve as primary client contact and deliver status reports and presentations.
• Maintain organized project files and ensure regulatory compliance.
• Mentor junior team members and collaborate with senior PMs on complex projects.
