Bonaventure Shared Services, LLC is seeking a Project Manager for Capital Projects to lead owner-side renovations across occupied apartment communities. You will manage scopes, budgets, and schedules while coordinating with operations, contractors, and leaders.

This fully remote role requires travel to properties in the Richmond, Tidewater, and Northern Virginia regions as needed. A strong background in budgeting, scheduling, procurement, and site supervision is essential.

Qualifications

• 5+ years of construction project management experience, including direct multifamily unit renovation experience.
• Experience managing construction in occupied apartment communities.
• Strong budgeting, forecasting, scheduling, procurement, and job costing skills with change-order review.
• Bachelor's degree preferred; relevant experience may substitute for a degree.

Responsabilités

• Partner with Asset Management to align projects with property goals.
• Lead projects end to end from scope and budgeting through construction and closeout.
• Develop scopes of work, budgets, schedules, and procurement plans.
• Manage unit renovation programs, finish standards, cost-per-unit tracking, and coordination with operations and contractors.
• Maintain project financials by reviewing proposals, contracts, POs, change orders, invoices, and forecasts.
• Keep project information current with schedules and cost details.
• Be present on site with regular visits to monitor progress, safety, and scope adherence.
• Support occupied communities by minimizing disruption and informing residents throughout the project.
• Assist with due diligence inspections, identifying deficiencies and estimating capital expenditures.
