Job summary

Avenue5 Residential is seeking a regional manager to lead the operations of multiple properties across Austin and surrounding areas. You’ll oversee leasing, maintenance, vendor contracts, and resident experience in collaboration with the property leadership team.

The role requires 5–10 years in property management, hands-on leadership, and strong financial acumen. You’ll manage budgets, P&L, and reporting to owners, while guiding associates to deliver exceptional service and growth.

Qualifications

• High School diploma or equivalent required.
• Bachelor’s degree preferred (in a related field).
• 5–10 years of property management experience required.
• 3–5 years of direct management experience required.
• Experience with Yardi or similar PM systems required.
• Real estate license as required by state/local law.
• Understanding of HUD or loan assistance processes preferred.
• Knowledge of P&L statements, GLs, budgeting, etc. required.
• 3–5 years of ownership-level responsibilities of resident rental lifecycle activities required.

Responsibilities

• Oversee operations of multiple properties, including resident satisfaction, lease administration, rental collection, delinquency management, property P&L, and marketing.
• Ensure high levels of client and resident satisfaction and retention.
• Lead full associate lifecycle including recruiting, mentoring, and performance management.
• Create strategic marketing plans with Avenue5 marketing team to attract/retain residents.
• Manage annual budgets, P&L statements, general ledger, and reporting for owners and leadership.
• Comply with Property Management Agreement guidelines and maintain property condition and market positioning.
• Respond to escalated resident issues and liaise with residents and corporate on CAM and landlord rules.
