Job summary

MPI is seeking an experienced Property Manager to lead operations across distressed and new construction leasing at a Dallas-area portfolio. You will conduct site visits, manage evictions, and restore occupancy while driving rapid lease-up and stabilization of Class A assets.

You’ll coordinate pricing strategies, marketing, and concessions with ownership, and oversee on-site teams, vendors, and maintenance. Travel weekly within TX is required.

Qualifications

• 3–5+ years of direct property management experience with exposure to distressed/turnaround environments and new construction lease-ups.
• Proven track record managing eviction processes at volume.
• Demonstrated success driving rapid lease-up and stabilization of Class A or new-build properties.
• Strong understanding of leasing fundamentals: pricing, marketing, tenant screening, and closing.

Responsibilities

• Conduct property walks and audits to reconcile occupancy vs. rent rolls.
• Manage and execute a high-volume eviction pipeline with legal counsel.
• Identify unauthorized occupants and restore unit control.
• Rebuild records and operational processes from the ground up.
• Execute aggressive lease-up strategies to hit stabilization targets.
• Oversee marketing coordination, showings, applicant screening, and lease execution.
• Ensure properties are presented at Class A standards and manage punch list with contractors.
• Track absorption pace and inform AM team of obstacles.
• Coordinate pricing, concessions, and comps with ownership.
• Oversee tenant-facing operations: leasing, renewals, notices, and collections.
• Maintain AppFolio data integrity and nightly KPI reporting.
• Supervise on-site staff, vendors, and maintenance teams.
• Travel weekly to Longview, TX (car) and Lubbock, TX (air) for inspections.
• Deliver monthly property condition and performance reports to leadership.
