Job summary

Ackermann Group is seeking a full-time Regional Property Manager to lead operations for communities in the greater Indianapolis area, with responsibilities spanning Indianapolis, Fishers, IN and Lexington, KY. The role emphasizes strong leadership, budget control, and strategic leasing initiatives to maximize occupancy and revenue.

The ideal candidate will have 5+ years in property management, a Bachelor’s degree, and hands-on experience with budgeting, marketing, and Fair Housing compliance.

Qualifications

• Bachelor’s degree required; 5+ years of progressive property management experience.
• 2+ years in a management or supervisory role.
• Conventional market-rate housing experience and strong leasing/sales background.
• Strong budgeting, marketing, and Fair Housing knowledge; able to travel as needed.

Responsibilities

• Oversee entire assigned portfolio in Indianapolis & Fishers, IN and Lexington, KY to ensure strong operations and performance.
• Analyze market trends and implement leasing strategies to meet occupancy and revenue goals.
• Prepare and interpret operating budgets, variance reports, occupancy reports, and financial statements.
• Identify opportunities to improve efficiency, productivity, and profitability across properties.
• Lead and develop property management staff; promote positive resident relations and community engagement.
• Collaborate with VP and Asset Manager on annual operating and capital budgets.
