GoldOller Real Estate Investments LLC is seeking a Regional Property Manager in Philadelphia, PA. You will lead a portfolio, coach site teams, and manage budgets to maximize NOI and occupancy, while upholding safety and regulatory standards.

You will collaborate with senior leadership, optimize operations, and ensure high-quality resident experiences across multiple properties, with travel as needed and a focus on sustainable growth.

Qualifications

• Minimum 5 years of Community Manager experience.
• Knowledge of company policies, property management operations, and Fair Housing/landlord-tenant law.
• Ability to manage multiple properties across states.
• Strong organizational, administrative, and leadership skills.
• Proficient with property management software and technology platforms.
• Valid driver’s license and insured vehicle.
• Willingness to work weekends or after hours during emergencies.
• Bachelor’s degree preferred; CAM/CAPS certifications preferred.

Responsibilities

• Monitor portfolio performance, including occupancy and NOI metrics.
• Lead and develop Community Managers and site teams.
• Prepare and manage annual budgets for properties.
• Oversee marketing strategies to drive occupancy and rent growth.
• Ensure safety, preventative maintenance, and emergency procedures are followed.
• Review contracts and ensure PO approvals before expenses.
