Job summary

Ad-West Realty Services, Inc. is seeking a Regional Property Manager to oversee a diverse portfolio of apartment communities in Washington with a hybrid work model and occasional travel to properties in WA & OR.

You will lead on-site managers, ensure program compliance, and drive financial and operational success. The role requires strong leadership, budgeting and financial analysis skills, and proactive process improvement.

Qualifications

• Minimum of 2 years in a supervisory/leadership role.
• Ability to read, understand and analyze financial statements.
• Budgeting and forecasting experience.
• Property management knowledge of LIHTC/USDA/HUD a plus but not required.

Responsibilities

• Operational Oversight: Manage the operational, financial, and compliance aspects of 20–25 apartment communities in WA.
• Lead and manage a team of on-site managers to ensure performance.
• Develop and monitor annual property budgets; review monthly financial statements.
• Prepare monthly owner reports and drive occupancy and physical goals.
• Conduct regular property inspections and maintain rapport with site teams.
• Address performance issues and uphold high standards of management.
