Job description

Job Details:

The Regional Property Manager is responsible for overseeing the day-to-day operations of designated multifamily communities. This includes the comprehensive administration and management of property managers, senior property managers, and other property team members. This role actively contributes to sustaining the optimal condition of physical assets and achieving the highest net operating income for the assigned portfolio while upholding the property's visual appeal and service standards.

Key Responsibilities:

  1. Oversee operational and financial management of 6-9 apartment communities in an assigned geographic region.
  2. Facilitate the seamless operation of each community in collaboration with the Asset Manager, including supervising maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, and more.
  3. Deliver exceptional customer service and effective communication to residents and potential tenants, aiming to elevate customer satisfaction and boost renewals, revenue, reputation, and overall profitability.
  4. Foster the growth, guidance, leadership, and efficient management of high-achieving, diverse team members.
  5. Oversee the daily operations of the entire on-site team, ensuring strict adherence to Vidalta’s policies and procedures.
  6. Cultivate an effective on-site staff by conducting comprehensive interviews and making hiring decisions.
  7. Promote a diverse and inclusive workplace, valuing every team member.
  8. Collaborate closely with property team members to implement and execute the company's programs, ensuring alignment with the company brand.
  9. Play a key role in developing and executing marketing plans for communities within the assigned portfolio.
  10. Maintain market knowledge of all assets in the portfolio.
  11. Act as a company culture ambassador, reinforcing core values in the day-to-day work of all team members.
  12. Attend scheduled inspections and reviews, actively participating in the evaluation process.
  13. Conduct regular audits of resident files to ensure compliance with established procedures.
  14. Stay informed about relevant laws and agency regulations, applying this knowledge to company policies and procedures.
  15. Perform routine property inspections to identify safety hazards, property damage, and necessary repairs.
  16. Other duties as assigned.

Experience and Education Requirements:

  1. Bachelor’s Degree from a four-year college; relevant experience may be considered in lieu of a degree.
  2. Preferred qualifications include holding a CAPS/CPM certification, Certified Apartment Manager (CAM), or Accredited Resident Manager (ARM) certification.
  3. Minimum 10 – 15 years of experience as Regional Manager and 5 – 7 years of people management experience.
  4. Strong financial aptitude and analytical skills.
  5. Strong, positive, motivational leadership style.
  6. Experience in writing and maintaining budgets.
  7. Proficient in Onesite or other similar property management software.
  8. Computer literate, including Google or Microsoft Office Suite.
  9. Must be detail-oriented and able to focus with frequent interruptions.
  10. Maintains confidence and protects operations of business by keeping information confidential.
