We are seeking a dynamic and experienced Property Manager for Class A properties. The successful candidate will be responsible for the direct management oversight of assigned commercial/residential properties with a focus on tenant relations, budget management, operations management, and project management. This is a permanent position, offering a unique opportunity to manage a diverse portfolio of high-end properties. The goal is to maximize asset value, customer satisfaction, and revenue.

Job Details

Responsibilities

  • Oversee all aspects of the day-to-day management of commercial/residential properties; including tenant relations, maintenance, and repair, security, janitorial services, landscaping, snow removal, etc.
  • Handle tenant relations with a focus on high customer satisfaction and retention.
  • Develop comprehensive annual inspection process for properties; complete weekly, monthly, quarterly, annual inspections as required for a specific asset, and best management practices.
  • Review and approve all property purchasing, contracted services, and invoice for both accuracy and correct expense coding.
  • Supervise on-site staff, including hiring, training, and managing performance.
  • Prepare and manage annual budgets by forecasting requirements and analyzing variances, data, and trends.
  • Collaborate with financial teams to develop operating budgets and make recommendations to improve efficiency and reduce costs.
  • Ensure properties are up to date with licenses, inspections, and legal requirements.
  • Implement preventive property maintenance policies and oversee various repair and renovation projects.
  • Participate in negotiation of lease renewals.
  • Manage and control expenditure within agreed budgets.
  • Coordinate with legal professionals to prepare and update lease agreements.
  • Ensure compliance with all health and safety regulations.

Qualifications

  • Proven work experience as a Property Manager for Class A properties.
  • Fully understanding property management and its financial aspects.
  • Competency in MS Office and relevant databases and software.
  • Customer focus and bottom-line orientation.
  • Interpersonal savvy with strong communication and presentation skills.
  • Well organized with excellent time management skills.
  • BS degree in related field.
  • Valid real estate agent/broker license.
  • Proven ability to manage all aspects of a high-end, commercial/residential property portfolio including tenant relations, budget management, operations management, and project management.
  • Minimum 5 years of experience in a similar role.
  • Strong knowledge of financial principles and practices.
  • Ability to work independently and handle multiple projects.
  • Excellent problem-solving, leadership, and negotiation skills.
  • Solid understanding of health and safety regulations.
  • Exceptional communication and customer service skills.
  • Proficiency in Microsoft Office Suite and property management software.
  • Ability to work flexible hours, including nights and weekends.
