POSITION OVERVIEW
This position will be based out of either Lubbock, TX or Dallas, TX. The purpose of the Regional Portfolio Supervisor position is to lead and coordinate the managerial operations and performance of a diverse portfolio of multifamily properties. The Regional Portfolio Supervisor’s responsibilities include the following:
PROCEDURES
Inter-Relationships: Able to interact professionally and respectfully with owners, corporate staff, venders, subcontractors and onsite staff.
Leadership:
- Example – Be a positive example for others demonstrated by your attitude, knowledge, skills and treatment of others.
- Communication – Communicate effectively with others through oral and written means.
- Implementation / Inspection – Coordinate implementation of company policies, procedures and initiatives. Monitor and inspect property performance to insure compliance.
- Accountability – After clearly communicating, effectively implementing and inspecting; hold associates accountable rewarding positive performance and addressing unacceptable performance.
Associates:
- Hiring – Hire all new Property Managers and be a resource for Managers in assisting them with their personnel needs.
- Training – Provide and coordinate training of on-site associates directly and through 3rd party resources.
Residents:
- Customer Service Policies and Procedures – Insure on-site customer service policies and procedures comply with best practices.
- Customer Complaints – Periodically receive customer complaints and coordinate addressing customer service issues.
Physical Plant:
- Monitoring – Monitor through inspections the physical condition of each property.
- Planning – Prepare plans to maintain and improve property physical conditions.
- Overseeing – Coordinate implementation of physical plant plans and monitor to insure successful implementation.
- Vendors/Contractors – Periodically work (directly or through the property manager) with vendors and contractors as needed negotiating services, products, pricing and terms as well as disputes.
Financial Management:
- Planning – Prepare various operational plans which impact the property’s financial performance such as marketing and leasing plans, renewal plans, operational budgets and capital improvement budgets.
- Monitoring – Monitor property performance against plans and budgets.
- Trouble-shooting – Identify variances from stated objectives and address problem areas making necessary corrections where needed to achieve performance objectives.
Corporate Policy and Procedure:
- Monitoring – Monitor and inspect property performance to insure compliance with company policies and procedures.
- Enforcement – Hold personnel accountable to company policies, procedures and performance standards.
- Innovation – Seek out industry best practice and pioneering innovation in all areas of work striving to continually improve company performance.
Business Development:
- Identify, market to and solicit fee management business from prospective new clients
Reporting:
- Director of Management Operations – Report directly to the Director of Management Operations
- Company Ownership – Report regularly to company ownership.
- 3rd Party Fee Clients – Report regularly to 3rd Party Fee Clients concerning their respective properties.
Teamwork:
- Interact and work with other company departments such as other Portfolio Supervisors, accounting, HR, construction, acquisition and development personnel.

Travel Requirements:
- 50% travel to nearby properties in Texas
