Job description

Regional Property Manager (Texas, Wisconsin, and Missouri)

WinnCompanies is seeking an experienced and adaptable Regional Property Manager to oversee a portfolio of properties across Texas, Wisconsin, and Missouri.

In this role, you will manage daily operations for a team of 2-7 staff members (up to 10) and oversee 7-25 assets, depending on the reporting structure. Your responsibilities include maintaining positive resident relations, achieving financial goals, safeguarding property value and integrity, ensuring compliance with regulatory standards, and managing on-site staff.

Responsibilities
  1. Review and present annual budgets; monitor property financial performance; prepare and review variance reports and reforecasts.
  2. Assist with financial reviews and develop solutions to financial issues.
  3. Authorize expenses within your authority level.
  4. Collaborate on setting rent levels and ensure timely rent collection and deposit.
  5. Review rent schedules, increases, and renewals.
  6. Oversee recertification processes for each property.
  7. Negotiate vendor contracts following company policies.
  8. Coordinate with maintenance teams to implement maintenance programs and control expenses.
  9. Ensure timely submission of financial reports and participate in company initiatives.
  10. Conduct regular meetings with staff and site visits to review operations and compliance.
  11. Manage marketing and leasing activities, including advertising, waitlists, and lease renewals.
  12. Recruit, hire, train, and develop staff, maintaining personnel records and addressing personnel issues.
  13. Engage with resident groups and oversee security measures.
Minimum Requirements
  1. High school diploma or GED.
  2. 5-8 years of multi-property management experience.
  3. 3-5 years supervisory experience.
  4. Up to 75% travel within the portfolio.
  5. Valid driver’s license and meeting company driving standards.
  6. Affordable Manager or Market Manager certification.
  7. Knowledge of LIHTC and HUD regulations.
  8. Proficiency in property management software and Microsoft Office.
  9. Strong leadership, customer service, communication, and multitasking skills.
Preferred Qualifications
  1. Bachelor’s degree.
  2. Experience with Yardi or RealPage software.
  3. Knowledge of marketing and leasing techniques.
