Regional Property Manager
Job Summary
We are seeking an experienced Regional Property Manager to oversee the operational, financial, and administrative performance of a portfolio of residential properties. This leadership role is responsible for maximizing property performance, maintaining high occupancy, ensuring regulatory compliance, and delivering exceptional resident experiences. The ideal candidate is a strategic leader with strong financial acumen, extensive property management experience, and the ability to effectively lead multiple on-site teams while building strong relationships with owners, residents, vendors, and internal stakeholders.
Key Responsibilities
Property Operations
- Oversee the daily operations of a portfolio of residential properties to ensure efficient management and high-quality resident services.
- Provide leadership, guidance, and support to Property Managers and on-site teams.
- Conduct regular property inspections to identify maintenance needs, capital improvement opportunities, safety concerns, and liability risks.
- Ensure all properties maintain high occupancy, strong resident satisfaction, and excellent curb appeal.
- Support on-site teams during emergencies, staffing shortages, or other operational needs.
Financial Management
- Review monthly financial statements, operating reports, and budget variances for each property.
- Analyze property performance and recommend strategies to increase revenue, reduce expenses, and improve profitability.
- Assist in the preparation, monitoring, and management of annual operating budgets.
- Review and approve invoices, contracts, and vendor payments.
- Identify accounting discrepancies and collaborate with finance teams to resolve financial issues.
- Evaluate the financial feasibility of acquisitions, dispositions, and capital improvement projects.
Leasing, Marketing & Resident Relations
- Partner with Property Managers to develop and implement leasing, marketing, and resident retention strategies.
- Monitor occupancy trends, leasing performance, traffic reports, and marketing effectiveness.
- Support resident relations by assisting with escalated concerns, lease renewals, disputes, and service issues when necessary.
- Promote community engagement initiatives that enhance resident satisfaction and reduce turnover.
Vendor & Asset Management
- Review scopes of work, vendor proposals, and service contracts to ensure quality and cost-effectiveness.
- Oversee maintenance programs, capital improvement projects, and preventative maintenance initiatives.
- Ensure vendors, contractors, and service providers meet company standards and contractual obligations.
- Coordinate insurance renewals and work with brokers to obtain appropriate coverage and competitive pricing.
Leadership & Compliance
- Recruit, mentor, develop, and evaluate Property Managers and on-site staff.
- Foster a culture of accountability, collaboration, and continuous improvement.
- Ensure compliance with company policies, fair housing regulations, OSHA requirements, and applicable federal, state, and local laws.
- Oversee workplace safety programs, accident reporting, and risk management initiatives.
- Partner with legal counsel on lease enforcement, evictions, litigation, and other legal matters.
- Contribute to the development and enhancement of operational policies and best practices.
Owner & Stakeholder Relations
- Build and maintain strong relationships with property owners, investors, and executive leadership.
- Prepare and present property performance reports, occupancy metrics, financial updates, and strategic recommendations.
- Assist with due diligence activities related to property acquisitions and dispositions.
- Participate in contract negotiations and management agreements with property owners and clients.
Qualifications
- Bachelor’s degree in Business Administration, Real Estate, Property Management, Finance, or a related field, or an equivalent combination of education and experience.
- Several years of progressive residential property management experience, including multi-site or regional portfolio oversight.
- Strong knowledge of residential property operations, budgeting, financial reporting, leasing, marketing, and asset management.
- Experience leading, coaching, and developing high-performing property management teams.
- Knowledge of fair housing laws, landlord-tenant regulations, OSHA requirements, and property management compliance standards.
- Strong financial analysis and budgeting skills.
- Excellent organizational, leadership, and problem-solving abilities.
- Strong interpersonal and communication skills with the ability to build relationships across all levels of the organization.
- Proficiency in Microsoft Office and property management software.
- Ability to travel regularly between property locations.
Preferred Qualifications
- Professional certifications such as Certified Property Manager (CPM), Accredited Residential Manager (ARM), or similar credentials.
- Experience managing large residential portfolios, multifamily communities, or mixed-use properties.
- Familiarity with property management platforms such as Yardi, RealPage, AppFolio, Entrata, MRI, or similar systems.
- Experience supporting acquisitions, due diligence, capital improvement planning, and asset management initiatives.
- Proven track record of improving occupancy, financial performance, and resident satisfaction.
