Job summary

LR Management is seeking a Regional Property Manager to lead a portfolio of communities in Michigan. You will oversee day-to-day operations, manage leasing, resident services and maintenance, and drive revenue while controlling costs.

You will supervise a diverse team, implement marketing plans, analyze financials, and partner with corporate to enforce risk management and compliance across properties. Experience with 1200+ units is preferred.

Qualifications

• 6–10 years experience in property management with 1200+ units.
• Experience managing staff of at least 20 people.
• Residential apartment marketing and management knowledge.
• Accounting and bookkeeping understanding; ability to create budgets and analyze financial statements.
• Excellent written and verbal communication skills.
• Computer skills including Microsoft Office; familiarity with internet usage.
• Yardi proficiency preferred.

Responsibilities

• Oversee day-to-day property operations across the portfolio including direct management of leasing, resident services and maintenance.
• Maximize income and control costs for each property.
• Review monthly financial reporting and budget variance; oversee annual budgeting with property managers and owners.
• Design and implement competitive incentive compensation programs.
• Coordinate marketing and advertising plans with Regional Marketing Manager and Regional Leasing Manager.
• Conduct site visits and inspections to ensure smooth operations.
• Collaborate with corporate office on risk management practices.
• Review the preventative maintenance program with managers and staff.
• Recruit, retain and develop staff across all levels.
• Conduct disciplinary action meetings and evaluate direct reports annually.
• Manage property contracts; oversee work orders, payroll and invoicing.
• Monitor leasing and renewal activities via revenue management systems; supervise RUBS billing.
• Oversee AR/AP functions at property offices; monitor inventory control and purchasing.
• Oversee make-ready processes and vendor negotiations.
