Job summary

Blue Castle Agency is seeking a hands-on regional leader to oversee three market-rate communities across the Triad and Charlotte markets. You’ll own operations, build on-site teams, tighten budgets, and shape performance with ownership backing. There’s room to grow as the company adds two more properties in-house in 6–12 months.

Qualifications

• 5 years of multi-site multifamily property management experience.
• Proven track record operating Class B and Class C market-rate assets.
• Real recruiting and team-building chops — you've hired and trained on-site staff before, not just managed people already in place.
• Comfortable rolling up your sleeves and running a property hands-on when needed.
• Strong grasp of budgets, NOI, and variance analysis.
• Working knowledge of landlord-tenant law and Fair Housing requirements.
• Valid driver's license and willingness to travel regularly between sites.

Responsibilities

• Take direct operational ownership of three Class B/C market-rate communities, splitting your time across all of them.
• Recruit, hire, and train on-site teams - including bringing on a new Property Manager and coaching them through their first few months.
• Step in and run day-to-day operations hands-on at any site that needs it.
• Spot and act on opportunities to improve performance, tighten budgets, and strengthen team operations across the portfolio.
• Review monthly financials, budgets, and variance reports across all three properties.
• Own rent growth and pricing strategy input for the portfolio.
• Handle resident relations escalations and stay ahead of turnover, leasing, and make-ready timelines.
• Travel regularly between the Triad and Charlotte markets to stay hands-on at each site.
• Take on additional properties as the company grows its in-house portfolio over the next 6-12 months.
