Job summary

Realty Consultants Property Management seeks an Area Manager to lead two multifamily communities in the Wake Forest, Rocky Mount, and Wilson markets. You will be the on-site leader, responsible for operational performance, asset performance, team execution, and owner satisfaction across the portfolio.

Qualifications

• 3-5+ years of multi-family property management experience.
• Ability to manage operational and financial performance across communities.
• Knowledge of NC landlord-tenant law and Fair Housing regulations.
• Valid driver’s license and reliable transportation; regular travel between locations.

Responsibilities

• On-site Property Manager of record for two communities; oversee operations at both sites.
• Drive Asset Performance Plan; rent-to-market strategy, renovation sequencing, NOI improvement.
• Monitor occupancy, leasing velocity, renewals, and KPIs weekly; oversee unit turns and maintenance.
• Lead budgeting process for both properties; review financial statements and explain deviations.
• Oversee rents collections, eviction processes, and vendor quotes; ensure cost discipline.
