Job summary

Willow Bridge Property Company seeks a Regional Maintenance Director to lead on-site maintenance teams, manage capital projects, and coordinate regional operations.

You will oversee budgets, vendor relationships, and safety compliance across communities, ensuring high service levels and timely repairs. Strong leadership, communication, and emergency response skills are essential for success in this role.

Qualifications

• Minimum 5 years as a Maintenance Supervisor in multi-family maintenance and facilities.
• Ability to lead, coach, train, and develop on-site maintenance teams.
• Capable of managing minor capital repairs and projects through all phases from scoping to close-out.
• Familiarity with Mechanical, Electrical, Plumbing, Fire & Life Safety, Elevator, and other building systems.
• Experience in environmental remediation and knowledge of property insurance claim processes.
• Must be available for emergency site response.
• Knowledgeable of codes related to multifamily housing maintenance and HOA rules.
• Strong understanding of OSHA regulations.
• High school diploma or equivalent and strong communication skills.

Responsibilities

• Coordinate and conduct assessments and inspections of incoming properties, providing cost estimates for corrective work.
• Assist in preparing budgets for new acquisitions and oversee maintenance policies and emergency plans.
• Provide oversight during emergencies such as fires or floods, ensuring safety and timely recovery.
• Support budgets and service contract bids for regional properties.
• Evaluate service ticket completion and improve service levels based on resident feedback.
• Ensure compliance with unit turn programs and annual inspections.
• Establish and manage regional vendor lists and evaluate vendors annually.
• Analyze financial statements to identify trends and future needs.
• Ensure Maintenance Supervisors comply with SOPs and prepare for property visits.
• Communicate cleanliness standards and inspect contractor work for quality.
• Collaborate with Training Director to maximize maintenance training opportunities.
• Provide feedback on Maintenance Supervisors' performance and policy adherence.
• Schedule floating maintenance staff and participate in team meetings.
• Develop future maintenance leadership through coaching and policy updates.
• Manage capital projects with CapEx when needed and coordinate timely completion.
• Additional duties as assigned.
