Job summary

Willow Bridge Property Company is seeking an experienced Maintenance Supervisor to oversee maintenance operations at a multi-family community. You will lead a team, manage service requests, and ensure safety and quality across daily activities and planned projects.

The role requires strong leadership, hands-on maintenance knowledge across electrical, plumbing, HVAC, and carpentry, plus experience with property management software and on-call responsibilities.

Qualifications

• Position requires a minimum of 5 years’ related maintenance experience, property management experience preferred.
• Proven ability to supervise and lead a team.
• Expert-level understanding and diagnosing in electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
• Certifications preferred: HVAC, EPA & CPO where applicable.
• Effective communication and interaction with management team, partners, subordinates, vendors or residents, sufficient to exchange or convey information and to give and receive work direction.
• Expert skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.
• Basic computer skills (able to operate mobile device, PC).
• Ability to operate a motor vehicle (valid license required).
• Must be available for regular on-call work assignments/ emergency calls and work scheduled off-hours and emergency overtime as required.

Responsibilities

• Ensure Make-readies and other maintenance projects are completed accurately and timely according to WBPC’s quality standards.
• Maintains and updates all assigned service requests using Yardi Mobile until assignment is completed and closed.
• Troubleshoot and train maintenance staff on trades for assessing item functioning and repair recommendations.
• Plan, schedule, and supervise maintenance staff in daily activities including maintenance, installation, repairs, service requests, turns, and cleaning.
• Hire, train, and develop maintenance staff and ensure safety policies are applied.
• Communicate effectively within team, motivate members, and convey expectations clearly.
• Participate in department or regional meetings and lead safety and department meetings.
• Coordinate with vendor and contractor installation, maintenance, and repair work.
• Apply preventive care, inspections, and timely repairs to protect long-term property assets.
• Maintain budget for department and negotiate/bid with contractors and vendors.
