Job summary

Arnold-Grounds-Property-Management is seeking a Regional Property Manager to oversee a portfolio of affordable multifamily communities in the Oklahoma City area. This leadership role reports to the CEO and drives performance, compliance, financial results, and staff development across the portfolio.

Qualifications

• 5+ years of multifamily property management experience.
• Extensive affordable housing and LIHTC experience required.
• Strong knowledge of LIHTC compliance, income qualification, and annual recertifications.
• Experience overseeing multiple properties, Community Managers, maintenance operations, and site teams.
• Strong budgeting, financial statements, variance reporting, occupancy and expense management.
• Experience preparing properties and teams for regulatory and physical inspections.
• Proven ability to identify underperforming properties and implement corrective action plans.
• Strong leadership, coaching, communication, organizational, and problem-solving skills.
• Proficiency with property management software and Microsoft Office applications.
• Valid driver's license and reliable transportation due to regular travel between properties.

Responsibilities

• Provide direct operational oversight and leadership for an assigned portfolio of affordable communities.
• Supervise, coach, and hold Community Managers and site teams accountable for performance.
• Partner with the CEO to set portfolio priorities and execute objectives.
• Ensure compliance with LIHTC, HUD, Fair Housing and other applicable requirements.
• Monitor occupancy, leasing activity, collections, delinquency, and resident retention.
• Review annual and interim certifications and other compliance documentation.
• Oversee budgets, payroll, operating expenses, accounts payable, and variances.
• Review monthly financials and develop corrective action plans as needed.
• Conduct regular property inspections for curb appeal, maintenance, safety, and staffing.
• Monitor work orders, turnovers, maintenance programs, and capital projects.
• Assist with regulatory and physical inspections (NSPIRE and others).
• Collaborate with HR on recruiting, performance management, and training.
