Job summary

RogueSearch is seeking a District Manager to lead a portfolio of 5 manufactured home communities from New Bern to Sneads Ferry, NC. You will supervise Community Managers and onsite staff, drive occupancy, and implement strategies to optimize NOI.

Qualifications

• 5+ years of Community Management experience (2+ years in manufactured home industry).
• Experience with KPIs such as revenue producing sites (RPS), delinquency, sales, recapture, and controllable NOI.
• Proven ability to coach teams and hold staff accountable to KPI targets.

Responsibilities

• Oversee multiple communities to hit occupancy, sales, leasing, delinquency, and revenue goals.
• Proactively manage portfolio to meet or exceed targets and take corrective action.
• Conduct regular visits to communities within the district.
• Respond to accidents, emergencies, weather events, and immediate mechanical needs.
• Assist community managers with collections and KPI targets.
• Oversee resident applications for Fair Housing compliance.
• Assist in budgeting and annual operating plan preparation.
• Develop strategies to improve resident satisfaction and retention.
• Promote strong resident relations and ensure prompt service requests.
• Maintain community appearance standards.
