Job summary

Growing Capital Group seeks a Regional asset manager based in Atlanta or Orlando with travel to Southeast locations to oversee distressed multifamily assets during receivership. You will collaborate with a court-appointed receiver to stabilise operations, document condition, and manage third‑party property managers.

You will lead capital improvements, monitor occupancy and rent performance, and prepare lender‑focused reports to drive value and strategy for exits.

Qualifications

• Bachelor’s degree in finance, real estate, business administration, or a related discipline.
• 3+ years of experience in commercial real estate investment, asset management, or property management.
• Experience in asset management or a comparable role within multifamily or commercial real estate.
• Strong understanding of multifamily operations, market dynamics, leasing practices, and value‑add strategies.

Responsibilities

• Partner with the proposed receiver to evaluate issues at distressed properties and document deferred maintenance and life‑safety concerns.
• Collaborate with the court-appointed receiver to assume operational control, verify insurance coverage, and engage third‑party property management services.
• Oversee a portfolio of distressed multifamily assets, focusing on stabilizing operations and enhancing asset value for sale.
• Prepare lender reports including unit conditions, exterior property evaluations, and key operational challenges such as delinquency and payables.
• Work with third‑party property management teams to improve occupancy, retention, and rental income.
• Identify and prioritize capital improvement projects to protect asset value and resident satisfaction.
• Conduct regular site inspections to verify compliance and assess third‑party performance.
• Serve as primary contact for lenders and counsel, providing updates and documentation on property status.
• Develop and execute exit strategies for assets, typically repositioning properties for sale.
