Job summary

Fairstead seeks a Recertification Specialist to review resident files, ensure HUD compliance, and manage LIHTC/Section 8 processes across a multi-state portfolio. You will calculate rents, verify eligibility, and respond to HUD inquiries with precision.

You'll work with EIV reports, MOR procedures, and MS Office while maintaining accurate resident records and timely communications with residents and property teams.

Qualifications

• Knowledge of Section 8, LIHTC and HUD.
• Knowledge of HUD/Public Housing/Tax Credit policies and procedures.
• Experience with EIV reports.
• Detail-oriented and deadline-driven.
• COS certification.
• Experience with MOR.
• Experience with Yardi.
• People skills and superior communication skills.
• For NY: Experience investigating and correcting income discrepancies.
• Proficient in Microsoft Office Suite.
• Strong organizational, analytical, and problem-solving skills.
• Notary Public is preferred.

Responsibilities

• Process initial, annual, and interim recertifications and calculate retroactive rent under HUD rules.
• Calculate rents for annual and interim recertification.
• Identify income discrepancies and adjust rents accordingly.
• Review applications and determine Section 8 eligibility.
• Follow LIHTC and Section 8 guidelines.
• Notify residents of upcoming recertifications and schedule interviews.
• Prepare third party verification forms and maintain files.
• Review tenant ledgers for arrears and resolve issues.
• For NY: investigate and correct income discrepancies.
• Perform other related duties as required.
