Job summary

HDR, Inc. is seeking a Real Estate Service Title Agent 2 in the United States, Washington, Everett area. You will perform title research tasks and collaborate with project teams to ensure accurate, timely title work across divisions.

Qualifications

• 3+ years experience in right of way, title, paralegal or real property law.
• Ability to read real estate documents such as deeds, easements, judgments and recordings.
• Excellent verbal and written communication skills.
• Strong organizational and planning abilities.
• Industry regulatory knowledge is a plus.
• Proficiency with MS Office, Webex and Teams.

Responsibilities

• Read, write, retrace and interpret legal descriptions (parent parcel, metes and bounds, subdivisions).
• Review title defects and curative requirements; escalate appropriately to PM or underwriter.
• Prepare project reports and review title document packages.
• Maintain accurate records of title research activities.
• Collaborate with Project Managers and Real Estate teams and staff.
• Support Real Estate Title Agent 3 and train junior staff.
• Escalate title issues when needed.
• Perform additional duties as assigned.

In the role of a Real Estate Service Title Agent 2, we'll count on you to:

• Perform basic principles in reading, writing, retracing and interpreting legal descriptions, such as parent parcel; metes and bounds; and subdivision
• Review and identify title defects and curative requirements; bringing these matters to the attention of Project Manager, Real Estate Agent, client, title manager or underwriter, as appropriate
• Preparation of project reports, and review of title document packages
• Maintain accurate records of title research activities to ensure appropriate back-up information exists
• Works closely with and at the direction of team members, including Project Managers, Real Estate Title Agent 3 staff, Real Estate Tech 3 staff and Real Estate Agent 3 staff
• Supports Real Estate Title Agent 3 with development and participates in training junior staff by providing insight and instruction regarding task completion and procedure
• Recognize when to escalation title issues to Real Estate Agent and Project Manager
• Perform additional duties as assigned

Preferred Qualifications

• Degree or certification pertaining to right of way, title, paralegal, real property law or mortgage lending, or equivalent experience

Required Qualifications

• A minimum of 3 years experience with right of way, title, paralegal, real property law or mortgage lending
• Must have ability to understand real estate documents such as appraisal, environmental, survey, deeds, easements, deeds of trust, mechanics liens, tax liens, judgments, court records, assessments, probates and other matters of record
• Excellent verbal and written communication skills
• Solid organizational and planning skills
• Specific industry regulatory knowledge a plus
• Database, ProjectWise and GIS familiarity a plus
• Proficient with MS Office Suite, Webex and Teams
