Job summary

HDR is seeking a Real Estate Title Agent 2 in Everett, WA to perform title research, review documents, and prepare reports. You’ll work with Project Managers, Real Estate teams and underwriters to identify defects and correct issues while maintaining detailed records.

Ideal candidates bring 3+ years in title, right of way or paralegal work, strong communication, and solid organizational skills, with GIS and ProjectWise familiarity as a plus.

Qualifications

Minimum of 3 years experience with right of way, title, paralegal, real property law or mortgage lending
Ability to read and understand real estate documents such as deeds, easements, liens, judgments and surveys
Excellent verbal and written communication skills
Solid organizational and planning skills
Regulatory knowledge is a plus; GIS, database, ProjectWise familiarity helpful

Responsibilities

Read, write, retrace and interpret legal descriptions such as parent parcel, metes and bounds, and subdivision
Identify title defects and curative requirements and escalate as needed
Prepare project reports and review title document packages
Maintain accurate records of title research activities
Collaborate with Project Managers, Real Estate Title Agent 3 staff and other teams
Mentor junior staff and provide guidance on task completion and procedures
Escalate title issues to Real Estate Agent and Project Manager when appropriate
Perform additional duties as assigned

In the role of a Real Estate Service Title Agent 2, we'll count on you to:

Perform basic principles in reading, writing, retracing and interpreting legal descriptions, such as parent parcel; metes and bounds; and subdivision
Review and identify title defects and curative requirements; bringing these matters to the attention of Project Manager, Real Estate Agent, client, title manager or underwriter, as appropriate
Preparation of project reports, and review of title document packages
Maintain accurate records of title research activities to ensure appropriate back-up information exists
Works closely with and at the direction of team members, including Project Managers, Real Estate Title Agent 3 staff, Real Estate Tech 3 staff and Real Estate Agent 3 staff
Supports Real Estate Title Agent 3 with development and participates in training junior staff by providing insight and instruction regarding task completion and procedure
Recognize when to escalaten title issues to Real Estate Agent and Project Manager
Perform additional duties as assigned

Preferred Qualifications

Degree or certification pertaining to right of way, title, paralegal, real property law or mortgage lending, or equivalent experience

Required Qualifications

A minimum of 3 years experience with right of way, title, paralegal, real property law or mortgage lending
Must have ability to understand real estate documents such as appraisal, environmental, survey, deeds, easements, deeds of trust, mechanics liens, tax liens, judgments, court records, assessments, probates and other matters of record
Excellent verbal and written communication skills
Solid organizational and planning skills
Specific industry regulatory knowledge a plus
Database, ProjectWise and GIS familiarity a plus
Proficient with MS Office Suite, Webex and Teams
