Job summary

HDR is seeking a Real Estate Services Agent I in Olympia, WA. This role supports public and private project rights acquisitions, performing due diligence, reviewing appraisals, and compiling detailed offer packages.

The position emphasizes collaboration across office and field activities and requires strong communication and negotiation skills. As HDR employee-owners, you’ll join a culture that values inclusion and accountable leadership while contributing to mobility and infrastructure projects

Qualifications

  • A minimum of 1 year of experience in real estate or 120 hours of documented real estate training.
  • Knowledge of federal, state and local laws and regulations specific to real estate and right-of-way, such as the Uniform Act, FERC and NEPA.
  • Proficient with MS Office Suite.
  • Strong communication, negotiation and presentation skills; ability to work flexible hours and effectively with people of all types.
  • Ability to work confidently with clients, property owners and occupants.
  • Balance office and field work in a collaborative, deadline-sensitive manner.
  • Ability to communicate effectively; coordinate with management.

Responsibilities

  • Provide pre-negotiation project, parcel and property owner due diligence and non-complex negotiations for acquisition of rights related to public or private projects.
  • Review appraisals and just compensation; verify parcel on right-of-way plans or plats; verify property owners and the extent of interests; prepare offer packages; maintain records with owner contacts, maps, drawings and reports.
  • Perform other duties as needed

In the role of Real Estate Services Agent I, we'll count on you to:

  • Provide pre-negotiation project, parcel and property owner due diligence and non-complex negotiations for acquisition of rights relative to public or private projects as assigned
  • Review appraisals and just compensation; verify parcel on right-of-way plans or plats; verify property owners and the extent of interests; prepare offer packages; and maintain complete and detailed records/files with owner contacts, maps, drawings, exhibits and detailed progress reports

Perform other duties as needed

Preferred Qualifications

  • Real estate license in good standing, or equivalent, as required by law
  • Database and GIS familiarity

Required Qualifications

  • A minimum of 1 year of experience in real estate or 120 hours of documented real estate training
  • Ability to understand and work in compliance with federal, state and local laws and regulations specific to the real estate and right-of-way industry, such as the Uniform Act, FERC and NEPA
  • Proficient with MS Office Suite
  • Strong communication skills, basic understanding of negotiation and presentation skills, and ability to work flexible hours and effectively with people of all types
  • Ability to work confidently with clients, property owners and occupants
  • Effectively balance office and field work in a collaborative and deadline-sensitive manner
  • Ability to communicate effectively
  • Availability to work flexible hours and coordinate closely with management
