Real Estate Services Agent I

We are seeking a Real Estate Services Agent I to support property acquisition and right‑of‑way activities for HDR projects.

Responsibilities

• Provide pre‑negotiation due diligence and negotiate acquisition of rights related to public or private projects.
• Review appraisals, research comparable properties, and provide QC review of market analysis and waiver valuations per federal and state guidelines.
• Verify ownership, prepare offer packages, and maintain detailed records/files with owner contacts, agency representatives and project teams.
• Create non‑survey quality maps, drawings, exhibits for owners during negotiations.
• Communicate effectively with internal staff and external clients.
• Demonstrate strong time management and organizational skills.
• Educate landowners on federal, state, local agency guidelines and private industry regulations to facilitate acquisition/relocation.
• Apply title research and utility acquisition practices for permanent and temporary easements.
• Use MS Office (Word, Excel, Outlook, PowerPoint, Power BI) and relational databases such as ArcGIS Online.
• Conduct efficient internet research.
• Read, review, and quality‑check engineering project plans and legal descriptions.
• Draft real‑estate documents including deeds, easements, leases, and purchase agreements.
• Travel within and outside the state as necessary.

Preferred Qualifications

• Real estate license in good standing, or equivalent, per law.
• Familiarity with GIS and database tools.

Required Qualifications

• Minimum 1 year of real estate experience or 120 hours of documented real estate training.
• Understanding of federal, state, and local laws and regulations for real estate and right‑of‑way, including Uniform Act, FERC, NEPA.
• Proficiency with Microsoft Office and Project.
• Strong communication, negotiation, and presentation skills; ability to work flexible hours and collaborate with diverse stakeholders.
• Ability to work confidently with clients, property owners, and occupants.
• Balance office and field work in a collaborative, deadline‑sensitive manner.
• Excellent organizational and time‑management skills.
• Availability to work flexible hours and coordinate closely with management.
