Job summary

HDR is seeking a Real Estate Services Agent I to perform pre-negotiation due diligence, review appraisals, verify ownership, and prepare offer packages for public or private projects. The role involves communicating with clients, preparing exhibits, and ensuring records are complete. Travel may be required.

The position requires strong negotiation, MS Office and ArcGIS Online skills, and the ability to balance office and field work within a collaborative team.

Qualifications

  • 1 year of experience in real estate or 120 hours of documented real estate training.
  • Familiarity with federal, state and local real estate laws and regulations (Uniform Act, NEPA).
  • Proficient with Microsoft Office and Project.

Responsibilities

  • Provide pre-negotiation due diligence and negotiate for acquisition rights.
  • Review appraisals and research comparable properties; prepare QC review of Market Analysis and Waiver Valuations.
  • Verify ownership and prepare offer packages; maintain detailed records with owner contacts and project team.

  • Demonstrate strong time management and organizational skills; travel as needed (in-state/out-of-state).
  • Knowledgeable about title research and utility acquisition for permanent/temporary easements.
  • Conduct research online and review engineering plans and legal descriptions.

Real Estate Services Agent I

Provide pre-negotiation project, parcel and property owner due diligence and negotiate for acquisition of rights relative to public or private projects as assigned

Review appraisals and research comparable properties, prepare and/or provide QC review of Market Analysis and Waiver Valuations following the Federal and State guidelines as applicable

Verify ownership and the extent of interests, prepare offer packages and maintain complete and detailed records/files with owner contacts, agency representatives and project team

Prepare non-survey quality maps, drawings, exhibits to provide to Owners to aid in the Agent’s negotiations

Communicate effectively with internal staff and external clients

Demonstrate strong time management and organizational skills

Experience with federal, state, local agencies and private industry guidelines/regulations to educate landowners to effectively facilitate the acquisition/relocation process

Knowledgeable in title research and utility acquisition practices for obtaining permanent and temporary easements

Be proficient with MS Office (Word, Excel, Outlook, PowerPoint, Power of BI)

Experienced with relational databases such as but not limited to ArcGIS Online

Conduct research and navigate the Internet efficiently and effectively

Read, review and quality check engineering project plans and legal descriptions

Draft various types of real estate documents, such as but not limited to deeds, easements, leases, and purchase agreements

Be available for travel (in state and out of state) as needed

Preferred Qualifications
  • Real estate license in good standing, or equivalent, as required by law
  • Database and GIS familiarity
Required Qualifications
  • A minimum of 1 year of experience in real estate or 120 hours of documented real estate training
  • Ability to understand and work in compliance with federal, state and local laws and regulations specific to the real estate and right-of-way industry, such as the Uniform Act, FERC and NEPA
  • Proficient with standard technology tools such as Microsoft Office and Project
  • Strong communication skills, basic understanding of negotiation and presentation skills, and ability to work flexible hours and effectively with people of all types
  • Ability to work confidently with clients, property owners and occupants
  • Effectively balance office and field work in a collaborative and deadline-sensitive manner
  • Ability to communicate effectively
  • Availability to work flexible hours and coordinate closely with management
