Responsibilities

Team Overview:
Real Estate and Facilities (RE&F), a division of the Corporate Services department, was established in June 2015. Since then, RE&F has grown alongside our organization, managing a vast global footprint. Our meticulous management model encompasses the entire real estate lifecycle, from space planning and transaction management to project management, facilities management, and office EHS. With a passion for innovation and a commitment to excellence, we strive to create inspiring spaces that foster collaboration and unleash the full potential of our teams.

Role Summary:
We are seeking a stellar Real Estate Project Analyst to assist the Company with our office projects in our extensive portfolio across the North and South America regions. In this role, you will be supporting the GRE team and cost managers to optimize office project finances and work closely with our internal stakeholders and external partners to inform and align our approval and processing activities.

Responsibilities:

  1. Responsible for managing payment and change order requests. You will be working closely with our internal Procurement, Legal and Account Payable teams and respond to work and budget requests from external consultants including general contractors, project managers, cost managers, architects, and furniture vendors.
  2. Work with our internal cost manager to review and manage real estate project costs.
  3. Create and maintain reports/logs to reflect budgets, invoices, and committed costs; budget variances; cash flow projections; project contingencies, and contractual changes for individual projects.
  4. Manage the coordination of cost information across various internal systems.
  5. Responsible for conducting and maintaining project close-out documents.
  6. Assist with maintaining compliance by consistently applying company policies and procedures.
  7. Helping to coordinate and manage project tasks and deliverables and analyzing data as required.
  8. Collaborate with Project Manager and internal partner teams to improve the processing methods and systems over time to increase efficiencies.
  9. Build alignment and consensus, and have an effective and positive collaboration impact across teams to support the execution of project delivery strategies.

Qualifications

Minimum Qualifications:

  1. Strong educational background with problem-solving and analytical skills (e.g., business, engineering, architecture, or related fields).
  2. Exposure to the design and construction/ Real Estate industry (internships, academic projects, or work experience).
  3. Excellent analytical thinking, ability to track data, schedules, and resources effectively and problem-solving skillsets.
  4. Strong communication and collaboration, able to work effectively in cross-functional teams.
  5. Great attention to detail, time management, ability to act agile and flexibly and ability to respond to changing project needs.
  6. Self-motivated with a strong desire to learn, growth-oriented.

Preferred Qualifications:

  1. A few years of work experience in the design and construction industry/ Corporate real estate industry.
  2. Familiarity with project management tools or software.
  3. Construction Knowledge: Familiarity with industry terms and processes.
  4. Project Management: Exposure to scheduling, budgeting, or risk management.
  5. Leadership Potential: Demonstrated ability to take ownership or lead tasks.
  6. Strategic Thinking: Interest in understanding the bigger picture of projects.
  7. Innovative Mindset: Willingness to suggest improvements and new ideas.

Job Information
Compensation Description (Annually)
The base salary range for this position in the selected city is $73400 - $101400 annually. Compensation may vary outside of this range depending on a number of factors, including a candidate’s qualifications, skills, competencies and experience, and location. Base pay is one part of the Total Package that is provided to compensate and recognize employees for their work, and this role may be eligible for additional discretionary bonuses/incentives, and restricted stock units. Benefits may vary depending on the nature of employment and the country work location. Employees have day one access to medical, dental, and vision insurance, a 401(k) savings plan with company match, paid parental leave, short-term and long-term disability coverage, life insurance, wellbeing benefits, among others. Employees also receive 10 paid holidays per year, 10 paid sick days per year and 17 days of Paid Personal Time (prorated upon hire with increasing accruals by tenure). The Company reserves the right to modify or change these benefits programs at any time, with or without notice.
