The role involves due diligence, reviewing title and surveys, coordinating closings, and drafting loan documents. Hybrid schedule with four remote days and one in office, with potential overtime as needed.

Qualifications

  • Prior paralegal experience in commercial real estate financing.

Job Description:

LHH Recruitment Solutions is partnering with a well-established Seattle law firm to identify an experienced Real Estate Paralegal to support a busy transactional practice. This role will focus heavily on commercial real estate financing and title work, supporting transactions from initial due diligence through closing and post-closing. The ideal candidate has substantial experience reviewing title and survey materials, identifying and resolving title issues, managing financing documentation, and coordinating complex closings.

Responsibilities:
  • Review and analyze title commitments, title reports, exception documents, pro formas, and title policies for commercial real estate financing transactions
  • Identify title issues and coordinate with attorneys, title companies, lenders, borrowers, and other parties to satisfy requirements and resolve exceptions before closing
  • Review surveys and legal descriptions for consistency with title materials and transaction documents
  • Prepare and manage title objection letters, title instruction letters, escrow instructions, and related correspondence
  • Coordinate with title and escrow companies regarding document execution, recording, funding, and the issuance of final title policies
  • Draft, revise, and maintain loan and financing documents for commercial real estate transactions
  • Conduct litigation, bankruptcy, UCC, judgment lien, and other due diligence searches related to financing matters
  • Prepare, file, and manage UCC financing statements, amendments, continuations, and terminations
  • Coordinate transaction closings, including maintaining closing checklists and collecting, reviewing, and organizing executed documents
  • Track title, due diligence, documentation, and closing deadlines throughout the transaction lifecycle
  • Prepare closing binders and ensure final recorded documents, title policies, and other post-closing materials are collected and distributed
  • Support attorneys with additional real estate financing and transactional projects as needed
Qualifications:
  • Prior paralegal experience supporting commercial real estate financing, secured lending, or other sophisticated real estate transactions
  • Strong experience reviewing title commitments, exception documents, surveys, legal descriptions, and final title policies
  • Familiarity with title clearance, escrow, recording, and post-closing processes
  • Experience preparing and managing commercial loan documents and UCC filings
  • Ability to identify potential title or due diligence issues and proactively coordinate their resolution
  • Strong document drafting, proofreading, and organizational skills
  • Advanced proficiency with Microsoft Office, particularly Word, and PDF editing software
  • Experience with document management systems preferred
  • Excellent project management, communication, and time management skills
  • Ability to work independently, prioritize competing deadlines, and manage multiple transactions simultaneously
  • Comfortable working in a deadline-driven environment and handling occasional overtime as needed
