Responsibilities:

1. Market Research:

• Identify markets with demand for new self-storage facilities.
• Analyze population density, income levels, and demographics.
• Study competition within a 3-mile radius of potential sites.

Zoning and Development Criteria:

• Research local zoning regulations.
• Determine FAR (Floor Area Ratio), height limits, and parking requirements.
• Compile municipality or city planning documents as needed.

Supply Analysis:

• Evaluate the quantity and quality of existing self-storage supply in target areas.
• Assess facility age, unit types, and occupancy trends.
• Contact and build relationships with commercial real estate brokers.
• Identify and pursue off-market land or redevelopment opportunities.
