Position Overview
The Real Estate Finance Analyst will play a key role in supporting Barnes & Noble’s real‑estate strategy, including new store initiatives. In partnership with the Real Estate Finance Senior Analyst, the analyst will evaluate new store performance, manage capital planning, and provide financial insight to cross‑functional teams. This hybrid role is based in our Union Square, NYC office.
Position Responsibilities
- Provide data‑driven recommendations to guide real estate strategy and long‑range financial planning.
- Assume partnership with Operations and Real Estate teams to assess the impact of remodels, relocations, or closures on overall portfolio performance.
- Own renewal P&L modeling, in partnership with the Senior Analyst, to project the economics of upcoming store lease renewals.
- Collaborate with cross‑functional leaders to understand business performance and present financial insights to senior leadership.
- Track capital budget for the new store pipeline, working with Real Estate and Construction teams to monitor spend against approved budgets and flag variances.
- Monitor real estate capital expenditures and strategic projects, providing clear reporting of actuals, forecasts, and variance analysis.
- Create post‑project audits summarizing project returns and integrate lessons into future investment analyses.
- Coordinate with the Construction team to track billing and collections from landlords.
- Identify opportunities to improve capital planning processes, increase efficiency, and build repeatable systems.
- Automate real estate financial processes to enhance accuracy, scalability, and data integrity.
- Support ad‑hoc real estate financial analysis and strategic initiatives as required by senior leadership.
Position Requirements
- Bachelor’s degree in Business, Economics, Finance, Supply Chain Management, or a related field.
- Minimum of 3 years of experience in FP&A, corporate finance, or related analytical roles, preferably within retail, consumer goods, or real estate finance.
- Proven experience building pro‑forma models and/or owning budgeting, forecasting, and financial planning processes.
- Strong financial modeling skills with meticulous attention to detail.
- Proficiency in Excel; experience with financial planning systems or data visualization tools (e.g., Hyperion, Essbase, IBM Planning Analytics, Power BI) is a plus.
- Experience with real estate pro‑forma modeling, site‑selection analysis, or capital project tracking is a plus.
- Solid understanding of financial statements and key business performance drivers.
- Ability to synthesize large datasets into clear, actionable insights.
- Excellent communication and presentation skills, capable of translating complex financial concepts to both finance and non‑finance stakeholders.

Benefits
Annual salary ranges between $80,000 – $90,000 depending on experience and seniority. Benefits vary by hours worked: up to 20 hours per week includes employee discounts, EAP, and sick pay; 20–29.99 hours adds paid time off, maternity & parental leave, company holidays, transit, and 401(k) with match; 30+ hours include comprehensive health benefits, dental & vision, dependents care accounts, disability & life insurance, tuition reimbursement, and more.
