Job summary

Barnes & Noble Booksellers, Inc. is seeking a Real Estate Finance Analyst to drive analysis of store performance and capital budgeting for new openings in a hybrid Union Square, NYC office.

You will partner with Real Estate, Operations, and Construction to model renewals, track spend, and deliver actionable financial insights. The role requires 3+ years in FP&A or corporate finance, strong modeling skills, and advanced Excel.

Qualifications

  • Bachelor's degree in Business, Economics, Finance, Supply Chain Management, or related field.
  • Minimum of 3 years of FP&A, corporate finance, or related analytical roles.
  • Proven ability to build pro-forma models and manage budgeting, forecasting, and planning.
  • Strong financial modeling, attention to detail, and Excel proficiency.

Responsibilities

  • Support real estate finance with data-driven recommendations for strategy and long-range planning.

Position Overview

The Real Estate Finance Analyst will make a significant contribution to the success of the organization’s real estate strategy, including its new store initiative. This position will partner closely with the Real Estate Finance Senior Analyst to analyze and report on new store performance, with an expanded focus on capital management for the initial store build-out budget. Success in this role requires financial acumen, attention to detail, and the ability to build relationships with non-finance teams, while maintaining objectivity in analysis and results. This is a hybrid position working out of our Union Square, NYC office.

Position Responsibilities
  • Support the Real Estate Finance team in providing data-driven recommendations to guide real estate strategy and long-range financial planning
  • Partner with Operations and Real Estate teams to assess the impact of remodels, relocations, or closures on overall portfolio performance
  • Own the renewal P&L modeling, in partnership with the Senior Analyst, to show the economics of upcoming store lease renewals
  • Partner with cross-functional leaders to understand business performance and provide financial insights that support strategic decision-making, regularly presenting findings to senior leadership
  • Own capital budget tracking for the new store pipeline, partnering with Real Estate and Construction teams to monitor spend against approved budgets and flag variances in real time
  • Review and monitor Real Estate capital expenditures, investments, and strategic projects to ensure senior management has clear and concise capital reporting, including actuals, forecasts, budgets, and relevant variance analysis
  • Build post-project audits, summarizing project returns and leveraging that information when analyzing future investments
  • Work with the Construction team to track and ensure timely billing and collections from landlords
  • Seek out opportunities to improve capital planning processes, increasing efficiency, accuracy, and completeness, and building repeatable systems
  • Identify opportunities to streamline and automate real estate financial processes, improving efficiency, scalability, and data integrity
  • Support ad hoc real estate financial analysis and strategic initiatives as required by senior leadership
Position Requirements
  • Bachelor's degree in Business, Economics, Finance, Supply Chain Management, or a related field
  • Minimum of 3 years of relevant experience in FP&A, corporate finance, or related analytical roles, preferably within retail, consumer goods, or real estate finance
  • Demonstrated experience building pro-forma models and/or owning budgeting, forecasting, and financial planning processes
  • Proficient in financial modeling and analysis with strong attention to detail
  • Proficiency in Excel; experience with financial planning systems or data visualization tools (e.g., Hyperion, Essbase, IBM Planning Analytics, Power BI, or similar) is a plus
  • Experience with real estate pro-forma modeling, site-selection analysis, or capital project tracking is a plus
  • Strong understanding of financial statements and key business performance drivers
  • Proven ability to synthesize large datasets into clear, actionable insights
  • Strong communication and presentation skills, with the ability to clearly translate complex financial concepts into actionable insights for both finance and non-finance stakeholders
  • Ability to operate independently, manage competing priorities, and deliver results in a fast-paced environment
  • Experience working cross-functionally and building strong business partnerships
  • Proactive, forward-thinking mindset with the ability to anticipate challenges, drive solutions, and positively influence business outcomes

Salary

An employee in this position can expect an annual salary between $80,000 - $90,000 depending on experience, seniority, geographic locations, and other factors permitted by law.
