Job summary

Gillon Property Group (GPG) is seeking an Development Underwriting Associate in Dallas, TX. This role collaborates with the VP of Development and Senior Director to analyze feasibility, build pro formas, and support land acquisitions for ground-up and redevelopment projects.

You will work closely with leadership, refine modeling standards, and grow into broader responsibilities as the pipeline expands, with a clear runway for advancement.

Qualifications

• 1–3 years of experience underwriting real estate transactions.
• Strong Excel modeling skills.
• Exposure to Argus Enterprise is a plus; training provided.
• Comfortable working with development leadership and using independent judgment.
• Strong written and verbal communication.
• Bachelor's degree in Real Estate, Finance, Economics, or related field.

Responsibilities

• Build and update development pro formas for ground-up and redevelopment opportunities.
• Underwrite feasibility with sensitivity analysis on cost, timing, and lease-up.
• Support due diligence for land acquisitions and construction financing.
• Refine model templates with development leadership and align to standards.
• Maintain clean, organized models and files.
• Support market research on demographics, competing developments, and leasing trends.
• Assist with ad hoc reporting and analysis as the pipeline grows.
