Job summary

Elevate Talent Advisors LLC is seeking a talented commercial real estate attorney in Joliet, IL to draft, review, and negotiate purchase agreements, leases, and related loan documents. You will manage the full lifecycle of acquisitions, dispositions, and financing, including closings, while overseeing due diligence and title matters.

The role requires a J.D., active bar admission, and 3–7 years in CRE transactions, with strong drafting, negotiation, and client communication skills.

Qualifications

  • J.D. from an accredited law school.
  • Active license and good standing with the State Bar.
  • 3–7 years of commercial real estate transactional experience at a law firm or in-house.
  • Strong drafting and negotiation skills, with meticulous attention to detail.
  • Working knowledge of title insurance, surveys, and the commercial closing process.
  • Ability to manage multiple transactions simultaneously and meet tight deadlines.
  • Clear, professional communication with clients and counterparties.

Responsibilities

  • Draft, review, and negotiate purchase and sale agreements, commercial leases, loan documents, easements, and related transactional documents.
  • Manage the full lifecycle of acquisitions, dispositions, financings, and leasing transactions, including closings.
  • Conduct and oversee due diligence, including title commitments, surveys, zoning reports, environmental reports, and estoppels.
  • Resolve title and survey objections, and coordinate with title companies, lenders, brokers, and opposing counsel.
  • Prepare closing checklists, settlement statements, and post-closing deliverables.
  • Advise clients on deal structure, risk allocation, and practical business considerations.
  • Supervise and mentor paralegals and junior associates as appropriate.
  • Build and maintain strong client relationships and deliver responsive, practical counsel.
